How much will removing a bathtub shower combo and replacing it with just a shower effect resale?

We have our elderly mother moving in with us and we are considering putting a shower only in instead of the tub/shower combo. However, we will be selling the home in 3-5yrs. It would probably have a negative affect. Most buyers, especially with small children, want at least one tub in a house.
If that is your only bath tub in the house I would suggest you leave the bath tub in. It is not as much about the resale value as the saleability of your home. You do not want to eliminate potential buyers because you do not have a bath tub (families with small children etc.).
What you might consider is replacing the bath tub with a specialized bat tub that has a door ion the side. They work just like a regular tub but the side opens for easy entry and exit (after the water has drained).
get a shower that has a seat built in. also add a flexible extension to the shower head.
